Transforming estate management at the UK’s largest NHS Trust

Manchester University Hospitals

Manchester University NHS Foundation Trust (MFT) oversees one of the most complex acute healthcare estates in the country, spanning nine hospital sites. With a forward-thinking digital estates strategy, MFT needed more than a standard CAFM system.

They required a flexible platform that could support property, project and compliance management across every part of their estate.

They chose Concerto.

A future-ready platform, delivered today

Awarded via competitive tender, Concerto provided an integrated solution that didn't just meet the brief, it raised the bar. The initial implementation included:

  • Centralised estate-wide asset registers
  • Statutory PPM and reactive maintenance logging to room level
  • Integrated condition surveys
  • Project and programme management tools
  • NHS-compliant cloud hosting and UK-based data security

All delivered in line with FM241 compliance.

“Concerto's flexibility and insight have been key to aligning our estates strategy with the operational needs of frontline healthcare delivery.” David Bailey, Group Head of Digital Estates

Designed for healthcare. Adapted for MFT

As the partnership developed, so did the platform. Working closely with MFT, Concerto co-designed a bespoke Premises Assurance Model (PAM) module to monitor compliance across hundreds of properties in real time.

Fully embedded within estates governance, the PAM module supports live reporting to senior NHS leaders and regulators such as the CQC. Automated dashboards give instant visibility of:

  • Asset condition and health
  • Compliance status
  • Investment needs across the lifecycle
  • Operational risk profiles

This allows for faster, evidence-based decision-making across the estate.

Smarter working on site and in the cloud

From clinical spaces to back-of-house engineering teams, Concerto supports MFT with tools that streamline daily operations:

  • Mobile task management for engineers and contractors
  • Live SLA tracking and escalation management
  • Asset-level job logging for audit and accountability
  • Secure access with Single Sign-On and UK-hosted data

The phased rollout ensured minimal disruption and high adoption. Tailored training helped onboard both in-house teams and contractors with confidence.

A platform that grows with the Trust

MFT's collaboration with Concerto shows what can be achieved when estates technology is agile, well-supported and designed around real NHS needs.

From estate-wide planning to room-level insight, from compliance tracking to capital forecasting, Concerto is helping MFT deliver safer, more efficient healthcare environments.
